Qualification

  • Minimum Bachelor's Degree. Preferable from Interior or Architectural Engineering with a GPA of more than 3.00 

  • At least more than 3 (five) years of working experience in the related field is required for this position, preferable who had experience in interior office fit out , shopping malls and retail industry

  • Mastering in AutoCAD, 3D Max, Adobe Photoshop, Corel Draw, Sketch-Up Pro, Visualizer, V-Ray, Adobe Illustrator

  •  knowledge of building products, constructions details and relevant rules, regulations and quality standards.

  • Excellent time and project management skills.

  • Innovative, trustworthy, loyal and dilligent attributes

  • Excellent English & Indonesian written and verbal communications skills.

Job Desc

  1. Manage the design phase of the project to which he/she has been assigned in order to ensure the targets are achieved. This phase includes:

    • Measuring & Checking the site of the project (usually accompanied by a drafter and/or supervisor in charge).

    • Taking pictures of the existing site of the project.

    • Gather all the information / requirements of the client for the project. (this can be directly to the client during the meeting or represented by management team).

    • Create a Presentation for the client, which includes: existing photos of the site, clients' requirements, moodboard, interior layout plan, 3D render images.

    • Creating 3D Modelling & Rendering.

    • Request for samples of materials to vendors (collaborate with procurement in charge).

    • Determine & Create Material List and Material Board.

    • Discuss & Monitor the Working Drawing with the drafter in charge.

    • Check the Construction Drawing with IDC (Internal Disciplinary Check) Form.

    • Sourcing other materials, such as Furniture Loose, Equipments, Fittings (if any).

    • Check site & vendors' workshop to ensure the construction is made according to the approved design and working drawings by Client and/or Management.

  2. Record project-related meetings in a MOM (Minutes of Meeting) Form.

  3. Create and monitor the design phase schedule & timeline.

  4. Collaborate with procurement in charge, to ensure the design is using the material within the assigned budget.

  5. Coordinate & Collaborate with drafter to ensure all Working Drawings are made within the schedule and according to the design.

  6. Initiate kick-off meeting with drafter, supervisor, and procurement team.

  7. Coordinate with management, client, and team in charge (drafter, supervisor, procurement) for any revision of the design, through RFA (Request for Approval) Form.

  8. Daily report to management for review and approval on work progress.

  9. Update & record all data of the project in Trello (online) and individual business file (offline).

  10. Represent the Company in a professional manner on site.

  11. Monitor the project execution is according to the approved design and working drawings by Client and/or Management.

Qualification

  • Education minimum D3 or S1 any majors (Priority given to candidate holding Interiors field).

  • Have at least 2 years experience in the same position in interiors / construction / property related field.

  • Have a good selling skill Communicative, Proactive, Confident, Attractive and have leadership.

  • Have extensive Networking / Relational capability to increase revenue.

  • Age max 35 Years.

  • Energetic, flexible, persuasive and able to communicate well.

  • Have good analytical ability to analyze sales data.

  • Willing to work or report to head officice in Kebon Jeruk - Jakarta Barat  ​

Job Desc

  1. Always follow the standard operation procedure of PT Kavana Karya Indonesia.

  2. Complete knowledge of KAVANA brand identity, scope of works as well as its portfolio.

  3. Be updated and understand the trend of Interior works and construction works.

  4. Create a database of potential clients and existing clients in an excel form.

  5. Report job desk, progress and targets on a daily and weekly basis to Management.

  6. Create a weekly target plan / schedule and report to Management.

  7. Looking for newly clients & establish new networks related to interior fields:

    • Research & find out new office towers in Jakarta Area (Especially Central & South Jakarta Area)

    • Approach & Build a collaborative offer to the Building Management / Sales Tenant Officer of the Office Tower.

  8. Maintain a good and healthy relationship with new and existing clients.

  9. Monitor & Report to Client and Management throughout the project lifetime

  10. Polite, well behaved, well dressed, well spoken, able to present KAVANA excellently through words and actions.

  11. Always cross check to management if the client asks something outside the Approved Contracts, BQ, Material Approval and Drawings.

  12. Ensure contracts deal with client is according to the standards of PT Kavana Karya Indonesia.

  13. Never will share company information to Client and/or other Parties without Management approval and/or consent.

  14. Able to restrain from talking about the internal issues of the company to clients / vendors.

  15. Responsible to follow up Client for payment until completion. If any payment is not paid by the Client, sales marketing person to be held liable 50% of the total amount unpaid. 

  16. Monthly Target of meeting with client for projects up to 3 per month.

  17. Monthly Target Purchase Orders received by sales marketing person is greater than IDR 200,000,000 / Month or greater than IDR 1,500,000,000 / 6 months.

Project Supervisor

Kualifikasi

  2. Minimal Diploma atau S1 di Teknik Sipil, Arsitektur atau Interior

  3. Pengalaman minimal 3 tahun di bidang kostruksi dan proyek interior

  4. Bisa membaca gambar kerja detail dan berkomunikasi dengan baik

  5. Mampu membuat proyek schedule

  6. Memiliki kendaraan sendiri dan sim

  7. Memliki sifat untuk menyelesaikan perkejaan dengan baik dan berinovatif serta memberikan saranan bersifat improvement kepada atasan

  8. Ber-integritas , dapat berkerja dalam tekenan dan mampu menyeselsaikan perkerjaan on time, dapat berkerja secara mandiri serta dalam tim.

Deskripsi tugas dan tanggung jawab:

  1. Mempelajari Gambar kerja dan BQ setiap project yang akan dikerjakan.

  2. Site marking dilapangan setelah gambar kerja Plan sudah di approval oleh management,untuk memastikan gambar kerja sesuai dengan kondisi lapangan dan berkomunikasi dengan tim desain bila ada yang beda di lapangan.

  3. Mengawasi pekerjaan dilapangan sesuai SOP perusahaan.

    • Selalu memakai peralatan safety dan pakaian yang benar

    • Dilarang merokok

    • Mulai pekerjaan on time (shift pagi = 8 am dan shift malam = 10 pm)

  4. Memastikan project berjalan sesuai schedule yang sudah dibuat oleh project coordinator yang telah di approval management.

  5. Memastikan Pekerjaan dilapangan dikerjakan sesuai gambar kerja dan spesifikasi yang sudah di approval oleh management.

  6. Berkordinasi dengan Subcontrors,suplpier dan pekerja dilapangan secara aktif,untuk meminimalkan adanya miskomunikasi selama berjalanya project.

  7. Memastikan subkontraktor bekerja sesuai SOP perusahaan,dan tegas dalam memutuskan pelanggaran-pelanggaran yang dilakukan oleh subkontraktor demi menjaga keamanan dalam berjalanya project.

  8. Memeriksa dan mengontrol mutu/kualitas pekerjaan dilapangan sesuai dengan standart perusahaan.

  9. Membuat Laporan harian dan progress untuk memantau berjalanya project sesuai schedule yang sudah di tentukan dan selalu aktif laporan di group.

  10. Bertanggung jawab dan menjaga barang-barang milik kantor yang berada dilapangan.

  11. Memastikan Barang dari suplier/subcontractor yang dikirim kelapangan sesuai dengan gambar kerja, Purchase Order dan material approval.

  12. Aktif dalam berkoordinasi dengan team maupun dengan Management.

  13. Menjaga nama baik perusahaan saat dilapangan.

  14. Dilarang mengambil keputusan secara sepihak mengenai teknis harus dikoordinasikan dulu dengan team dan management.

Project Supervisor (Interior Works & Electrical)

Deskripsi tugas dan tanggung jawab:

  1. Mengawasi dan berkordinasi dengan subcontractors, supplier dan pekerja di lapangan

  2. Mengawasi, mengontrol dan memeriksa perkerjaan bangunan atau interior sesuai dengan gambar kerja, spesikifasi dan mutu serta waktu yang telah ditentukan

  3. Membuat laporan harian dan laporan progress ke pihak management

  4. Mengatur pembelian material bangunan sesuai kebutuhan

  5. Project planning dan management

  6. Mengatur tenaga kerja yang di perlukan per hari (Mengenal mandor , tukang yang dibutuhkan)

  7. Site marking di lapangan sesuai gambar kerja (memberikan input bila ada yang aneh)

  8. Mengatur pekerjaan electrical dan mekanikal. (Membeli bahan material + monitor installasi + test & commision

  9. Kerja lembur bila dibutuhkan. Tinggal di daerah proyek jika diperlukan.

Project Coordinator/ Pimpinan Proyek

Kualifikasi

  • Minimum Bachelor Degree in Civil / Architecture / Construction /interior would be advantageous

  • Be able to read working drawings , understand basic mechanical & electrical works

  • Excellent communication skills in Bahasa both verbal and written (English will be considered a plus) 

  • Minimum 5 years work experience.

  • Excellent memory skills and organisational ability, in order to set priorities, organize workload, handle multiple responsibilities and meet deadlines 

  • Male or Female, age 25-40 years.

  • Fluent in computer use and office software.

  • Trustworthy and attention to details is a must

  • Hardworking, responsible and physically fit to carry out work effectively is a must

  • Good communication skills and be able to work together as a team and report to management daily 

  • Diligent, initiative, proactive, high motivated, and energetic personality

Deskripsi tugas dan tanggung jawab:

  1. Mengelola pekerjaan konstruksi proyek yang telah di tugaskan kepadanya untuk memastikan target dapat tercapai

  2. Schedule proyek

  3. Metode kerja dan Kualitas Material sesuai dengan standard spesifikasi.

  4. Pekerjaan konstruksi telah di laksanakan sesuai dengan desain dan gambar kerja yang telah di setujui oleh klien dan/atau management

  5. Mengelola dan membina bawahan yang ditugaskan untuk mengoptimalkan waktu bekerja dalam pekerjaan konstruksi.

  6. Mengawasi semua pekerjaan di lokasi dan di luar lokasi pekerjaan serta memantau pengerjaan mematuhi peraturan bangunan dan keselamatan.

  7. Review dan mengontrol sumber daya teknis yang kompeten tersedia untuk melakukan pekerjaan konstruksi secara efektif.

  8. Menjaga koordinasi inter dan intra-fungsional untuk memastikan rencana dan jadwal konstruksi terintegrasi.

  9. Mewakili Perusahaan secara professional di lokasi pekerjaan.

  10. Memantau dan memberikan rekomendasi mengenai prosedur kerja yang aman dan ramah lingkungan untuk memastikan catatan keamanan baik.

  11. Consolidate dan review laporan dari bawahan / anggota tim untuk memastikan presentasi laporan bulanan dan tahunan akurat untuk tujuan pembuatan keputusan.

  12. Memastikan laporan proyek harian telah dilakukan dengan benar.

  13. Membantu membuat laporan untuk klien melalui laporan harian, mingguan dan bulanan sesuai dengan kebutuhan.

  14. Memantau pengadaan barang-barang proyek.

  15. Memastikan supervisor-supervisor dan pekerja Kavana mewakili perusahaan dengan baik dan standard yang benar.
